Chencharu Central Residences in one paragraph

Chencharu Central Residences is a new 99-year leasehold development at Chencharu Close in Yishun, District 27. It is the first private home site in Chencharu, a new HDB estate west of Khatib MRT. The 875 homes sit in 11 blocks of 12 storeys on top of a podium with a mall of about 12,600 sqm, a 40-stall hawker centre and an air-conditioned bus interchange. Units go from a 527 sqft 2-bedroom to a 1,389 sqft 5-bedroom, and three in four homes have three bedrooms or more. It's developed by Gamuda Land, Evia Real Estate and Ho Lee Group, who paid about $980 psf ppr for the land in September 2025. The target preview is 16 January 2027. Prices are not out yet.

Everything here is preliminary. Sizes, dates and the podium come from the developer's project information (26 Oct 2026), HDB's tender result and ERA's project page, linked in the sources at the bottom. They can change before the sales documents are issued.

Where it is

The site sits between Chencharu Link, Lorong Chencharu and Yishun Walk, next to the park that runs east to Khatib MRT. Khatib (NS14) on the North-South Line is about 500 m away in a straight line. From there Orchard is 8 stops without changing trains. By car, Sembawang Road and Lentor Avenue lead to the Seletar Expressway (SLE), and the North-South Corridor will open in phases from 2029.

The shaded plot (plot ratio 3.2) is the Chencharu Close site. Khatib MRT is on the right, on Yishun Avenue 2. Map from ERA's project page.

Around it is Yishun: Northpoint City and Khoo Teck Puat Hospital are a short ride away, and Lower Seletar Reservoir Park is close for walks by the water. Chencharu itself is a 70-hectare HDB estate planned for about 10,000 homes by 2040, at least 80% of them public flats, with a new park around a 1910s plantation bungalow and a bus-only road called Chencharu Link (Business Times: HDB unveils Chencharu masterplan (12 Jun 2024)). Unit mix and who each type suits

Nine layouts in four groups. 647 of the 875 homes (74%) have three bedrooms or more, so families have a real choice of stack and floor.

228 homes, ~527 to 678 sqft

2 Bedroom (incl. Premium and + Study)

Couples, a first home before kids, or parents right-sizing from a bigger flat. The + Study gives you a work-from-home corner. Only 36 are the smallest 527 sqft type, so the entry ticket goes fast at most launches.

395 homes, ~797 to 958 sqft

3 Bedroom (incl. Premium and + Study)

Most HDB upgrader families with one or two children. This is the biggest group here, so you get a real choice of block, floor and facing.

180 homes, ~980 to 1,194 sqft

4 Bedroom (incl. + Study)

Families with two or three children, or a live-in helper or grandparent. 180 four-bedrooms is a lot for one project, which is good news if you need the space.

72 homes, ~1,270 to 1,389 sqft

5 Bedroom

Multi-generation families who want everyone under one roof. Few of these, so if you need one, tell me early.

Launch date and price: what we know

The target preview is 16 January 2027, with showflat visits from 16 to 26 January by appointment. Prices have not been released. What we do know is the land price: about $980 psf ppr, the top of three bids (the others were $818 and $670 psf ppr). When the site was sold, PropNex expected average prices above $2,300 psf. That's an analyst's estimate, not the developer's price, and I won't guess one for you. When the price list is out, I'll put it next to recent sales at Canberra Crescent Residences and North Park Residences so you can see for yourself whether it's fair. More on the launch and how the price is likely to be set.

My honest take

Why it's worth a look

  • A mall, a 40-stall hawker centre and an air-conditioned bus interchange right below your home. The hawker centre and bus interchange were conditions of the land sale, so they will be built.
  • Khatib MRT about 6 minutes' walk away (developer's figure), on the North-South Line straight to Orchard and the city.
  • A family-heavy mix: 395 three-bedroom and 180 four-bedroom homes.
  • Peiying Primary is the nearest primary school, about 0.2 to 0.6 km away in a straight line.
  • The first private site in Chencharu, where about 10,000 homes are planned by 2040, mostly HDB. That's a future pool of upgraders nearby.
  • Land at about $980 psf ppr. A lower land cost gives the developer more room on price, though they'll still price to the market.

What to think through

  • New-launch prices will likely sit above Yishun's resale condos. Compare with North Park Residences (also above a mall and bus interchange) before you decide.
  • Chencharu is still being built, so expect works around you for some years after you move in.
  • Every block is 12 storeys. With no tall towers, facing matters more than floor height, so check each stack's outlook on the site plan.
  • It's a new launch: you pay in stages and wait for TOP. Plan where you'll live in between, especially if you sell your flat first.
  • The North-South Corridor was pushed back to open in phases from 2029, so don't count on it for your first years there.
  • Prices aren't out. Don't commit until you've compared them with nearby condos.

I'd rather you buy a unit you can comfortably pay for than stretch for one. If the numbers don't work for you, I'll tell you.

Upgrading from HDB?

Most buyers I expect at Chencharu Central are HDB upgraders, many from Yishun itself. The big questions are the same each time: how much cash do I need on booking day, can I keep my flat while I wait, and what happens to ABSD? The upgrader calculator works out the stamp duty, the 5% cash and the loan for any price you put in, using IRAS and MAS rules. For your actual numbers, send me a message and I'll go through them with you, including when to sell your flat.

Chencharu Central Residences FAQ

When is the Chencharu Central Residences preview?

The target preview is 16 January 2027, with showflat visits from 16 to 26 January by appointment, per the developer's information. These are targets and can move. Register here and I'll send you a slot.

What is the Chencharu Central Residences price?

Prices have not been released. The developers paid about $980 psf ppr for the land. When the site was sold, PropNex expected average prices above $2,300 psf; that's an analyst's estimate, not the developer's price. I'll send you the price list the day it's out.

Who is the developer?

A joint venture of Gamuda (Singapore) (50%), Evia MCS (30%) and H108, whose shareholders include Ho Lee Group (20%). Gamuda Land and Evia worked together on Gem Residences in Toa Payoh and the OLA executive condominium in Sengkang.

How many units are there?

875 homes in 11 blocks of 12 storeys: 228 two-bedroom, 395 three-bedroom, 180 four-bedroom and 72 five-bedroom types. See the unit mix.

Is Chencharu Central Residences freehold?

No. It is 99-year leasehold, with the lease starting on 24 December 2025.

How far is it from Khatib MRT?

About 500 m in a straight line from Khatib (NS14) on the North-South Line. The developer says about a 6-minute walk, sheltered once the development is completed. Orchard is 8 stops away without changing trains.

What is inside the development?

A mall of about 12,600 sqm with a supermarket, shops and F&B, a 40-stall hawker centre and an air-conditioned bus interchange, all in the podium below the homes. The hawker centre and bus interchange were conditions of the land sale.

Which primary schools are near?

Peiying Primary is the closest, about 0.2 to 0.6 km in a straight line by my OneMap check. Naval Base, Jiemin and Northland Primary are about 1.1 to 1.8 km away. The project has no address yet, so for P1 registration check your exact block on OneMap's SchoolQuery once block numbers are out.

When will it be completed?

ERA's fact sheet gives an expected TOP of 30 December 2029. The developer's filing to Bursa Malaysia allows up to 84 months from the September 2025 award. The exact dates come with the Sale and Purchase Agreement.

Do I pay commission to buy through you?

No. ERA is an appointed marketing agency for Chencharu Central Residences. For new launches the developer pays the agency, so you pay nothing extra to buy through me.

Can I keep my HDB flat and buy here?

Once your flat has met its 5-year minimum occupation period you can buy private property, but a second home means ABSD (20% for a Singapore Citizen) and a lower loan limit. Many upgraders sell first or use the married-couple ABSD refund. See the upgrader calculator, or ask me and I'll work through your numbers.
